A year from completion, ONE St. Petersburg is already towering over its high-rise neighbors.

The luxury condominium tower, under construction at the intersection of First Avenue North and First Street North, will be 41 stories when it wraps up construction in late 2018.

The tallest completed building in downtown St. Pete is the 28-story Priatek Plaza. Priatek Plaza was sold to Third Lake Capital in June. Third Lake is also an equity investor in ONE.

KAST Construction, the general contractor on the project, has completed the 37th story of ONE and is getting ready to pour concrete on the 38th floor, said Page McKee, vice president.

"We are right on schedule," McKee said. "We're looking at finishing around this time next year, in the late third quarter or early fourth quarter."

The average price per unit is now north of $1 million, said Brian Van Slyke, an executive with Kolter Group, the developer of ONE.

Of the 253 units in ONE, Van Slyke said 85 percent are sold — a sales pace that he says is ahead of schedule and on track to sell out before the tower is complete.

When it was proposed in 2014, ONE was considered an ambitious project for a market the size of downtown St. Petersburg. But the project has beaten expectations at every turn and broke ground ahead of schedule in early 2016.
